Getting Started
Do I need an account to generate templates?
No! All our templates are 100% free to generate without an account. Just fill out the form and download your PDF. You only need an account if you want to save documents, automate receipts, or track rent.
What's the difference between free templates and paid plans?
Free templates let you generate unlimited PDFs without an account. Paid plans (starting at $9/month) add automation: save your data, auto-generate receipts when you record payments, track rent automatically, and manage inspections with photos.
How do I get started with automation?
Sign up for an account, choose your plan based on how many properties you manage (Starter: 1-5, Pro: 6-30, Suite: 31-150), and start adding your properties and tenants. The system will then automate receipts, ledgers, and document generation.
Notices & Documents
Are your notice templates legally valid?
Our templates include the standard required elements for most states, but landlord-tenant law varies by state and city. We recommend having an attorney review any eviction documents before using them in court. Use these templates as a starting point, not legal advice.
Can I edit the PDFs after downloading?
The PDFs are not editable after download. If you need to make changes, simply generate a new document with the updated information. With a paid account, your saved data makes regenerating documents instant.
Do saved documents expire?
No. All documents you save in your account remain available permanently, even if you cancel your subscription. You can always re-download them.
Can I customize the PDF branding?
Branded PDFs (with your logo and company name) are available on the Suite plan ($39/month). This is useful if you manage many properties and want professional-looking documents.
Rent Tracking & Receipts
Does LandlordForms collect rent payments?
No. We don't process payments. We're a tracking and documentation tool. You collect rent however you want (cash, check, Venmo, bank transfer), then record it in LandlordForms. We auto-generate the receipt and update your ledger.
How do automatic rent receipts work?
Available on Pro and Suite plans. When you log a payment, the system instantly generates a professional PDF receipt and emails it to the tenant. No manual work.
Can I track partial payments?
Yes. Log partial payments separately. The running balance updates automatically and shows exactly what's still owed. Perfect for tenants who pay in installments.
What if I need to export my ledger for taxes?
You can export your complete rent ledger to Excel/CSV at any time. This includes all payments, dates, amounts, and running balances—exactly what your accountant or the IRS needs.
Subscriptions & Billing
What happens if I cancel my subscription?
You can still access and download all your saved documents. You just lose the automation features (auto-receipts, auto-ledger updates). You can resubscribe anytime to turn automation back on.
Can I upgrade or downgrade my plan?
Yes, anytime. Upgrades take effect immediately. Downgrades take effect at the end of your current billing period. Changes are prorated automatically.
Do you offer refunds?
We offer a 14-day money-back guarantee on your first subscription. If you're not satisfied, email us within 14 days for a full refund. After that, no refunds, but you can cancel anytime.
What payment methods do you accept?
All major credit cards (Visa, Mastercard, American Express, Discover) via Stripe. We don't store your card information—Stripe handles all payment processing securely.
Account & Data
Is my data secure?
Yes. All data is encrypted in transit (HTTPS) and at rest. We use Supabase for secure database hosting with row-level security. We never sell your data. You own your data and can export or delete it anytime.
Can I add team members to my account?
Yes. Starter plan includes 1 user. Pro includes up to 2 users. Suite includes unlimited team members. Each user gets their own login.
What happens to my data if I delete my account?
All your data is permanently deleted within 30 days. Before deleting, we recommend exporting your ledgers and downloading any important documents. This action cannot be undone.
Can I import existing tenant/property data?
Not yet, but this is coming soon. For now, you'll need to manually enter your properties and tenants. Once entered, all future tracking is automatic.
