- Hawaii requires the deposit back within 14 days of the tenancy ending. Missing that deadline can cost you the right to withhold anything at all, and several states add penalty damages on top of the deposit itself.
- What can I deduct from the deposit?
- Unpaid rent, and damage beyond normal wear and tear. Not ordinary ageing: faded paint, worn carpet and small nail holes are wear and tear almost everywhere. Cleaning is deductible only to bring the unit back to its move-in condition, not to improve it.
