- Am I required to give rent receipts?
- It depends on the state and the payment method. Several states require a receipt on request, and several require one for cash payments specifically. Issuing one every time is the safer habit regardless of what Delaware requires, because the receipt is your evidence as much as the tenant’s.
- What should a rent receipt include?
- Date received, amount, payment method, the period the payment covers, the property address, the tenant name, and who accepted it. A receipt that omits the period covered is the one that causes an argument later.
- Do I need to give receipts for electronic payments?
- The transfer record proves money moved, but it does not show which month it was for. A receipt stating the period covered removes that ambiguity, which matters most when a tenant is behind and paying irregularly.
- How long should I keep receipt copies?
- At least as long as your state’s limitation period for contract disputes, commonly three to six years. Keep them past move-out in particular: Delaware gives you 20 days to settle the deposit, and a receipt is what resolves an argument about whether the last month was actually paid.
